Finding a Property and the "Home Buying Time Line"

"If I can live here... this is where I want to be"  That was my thought when I relocated to Massachusetts and found Concord.  After more than 25 years in the area, I have found that Concord  and these  beautiful New England towns surrounding it offer even  more than I had hoped for.  The beauty and character of the communities, the "small town friendly" feel, the superb schools ( both public and private) the wide variety of recreational, civic and cultural opportunites for children and adults combine to provide an extraordinary  quality of life. 

Located in convenient proximity to Boston, Concord and surrounding towns have easy access to commuter routes and public transportation.  The MBTA provides frequent train service to Boston along the Fitchburg line.  The Boston subway lines run out to Alewife in Cambridge.

I will help you from the start as we consider town information and  view current listings available.   We will
visit the properties for sale --- study market activity ----  you will make your selection -- then move on to:

Offer to Purchase : states the price to be paid, time frame for response, time frame for inspections, mortgage contingency, other contingencies if any, the proposed closing date.  A deposit of $1000 is submitted with the offer and will be held in escrow if the offer is accepted or returned to you if it is not accepted.

   The Seller may accept your offer, refuse your offer or make a counter-offer. 

Inspection - Within 7 - 10 days of the accepted offer, inspections should be done.  These usually include a general building inspection, pest inspection, radon inspections and any others specified in the offer.  The Seller must also allow a lead paint inspection if the buyer chooses.

Purchase & Sale Agreement (P&S) - An attorney should be consulted to review this document which is more elaborate and spells out the particulars of the sale.  At the time that the P&S is signed the buyer provides an additional deposit is put into escrow so that the total amount held is approximately 5% of the sale price.   

Mortgage Commitment - within 21 days after P&S is signed the buyer should have  received a commitment from the Bank confirming that the Bank will provide a mortgage for the purchase.  This commitment date was stated in the Offer to Purchase and in the Purchase & Sale Agreement.  It is important that the buyer stay in touch with the Bank or lender to be sure that all required documents etc have been received and that the Bank will be able to respond on schedule.  If there are any delays, the Buyer must request an extension from the Seller prior to the contingency date.  If the Buyer is not able to get a commitment from the Bank or lender by the time specified, he must notify the Seller in writing and request the return of his deposit otherwise his deposit is at risk. 

Close - as agreed.  Banks usually will need at least a week after commitment to prepare for closing.
